• Contact direct the owner, design concept for houses, residential and shop.
• Manage construction procedure for the project.
• Oversees design evaluation, contract negotiation, value enhancement, various design consultants' tenders, project planning and overall administration
• Lead a professional team and be responsible for the project design coordination / management and government approval aspects to match construction targets
• Carries out works in accordance with approved budget / programmed and adheres to cost minimization, quality control and time control
• Meet with clients, prepare proposals, measure as-built conditions, design their projects, produce working drawings and specifications, route the building permits, and see them through construction.
• Primarily do commercial work, but some residential also. Go the extra mile to ensure that all projects come out extremely well, thus most of clients are repeat clients or referred by other clients. This requires intense concentration and high service throughout a project. Develop the talents of my staff, who I consider interns. Everyone is encouraged to carry as much responsibility as possible. This takes management of people an extra step, but it is very rewarding.
• Balance my project load between projects which pay well and projects which are more community service oriented. Design and presentation graphics is a minor part of the job.
• Responsibilities Include: Design complete architectural plans and elevations for residential projects for national builders including singles family homes, townhouses, multi-family, and multi-story residential projects.
